While we're finding that only about 2 out of 5 of the potential refi's we see actually can qualify for the loan (either due to tighter lending restrictions or loss of value), the (relatively) good news is that many homeowners are in a  position to have their property taxes lowered.  Values had already started falling by the end of 2008 and, especially if you are in an area with a number of foreclosures or new construction, your property might be overvalued on the tax rolls.  Take a look at your current assessed value (click here to open the Dallas County Appraisal District site, then choose "Search Appraisals"; if you are not in Dallas County click here and scroll down to "Appraisal Districts" to find a link to your district).  If you think the value looks high, based on word-of-mouth information you might have about sales in your neighborhood or any other factor(s), you might be well served by an appraisal.  Blue Star Appraisals Inc. is happy to take a few minutes to consult with you regarding values in your market area to assess whether or not you would benefit from an appraisal.  The investment you make in the appraisal could end up saving you hundreds if not thousands in property taxes this year!
